1. Acceptance of these terms

These Terms of Service ("Terms") govern your use of bookmira.com (the "Site") and any reservation you make through it. The Site is operated by Book Mira, part of the Mira Hospitality family of brands ("Book Mira," "we," "us"). By using the Site or making a reservation, you agree to these Terms. If you do not agree, please do not use the Site.

2. Reservations and the rental agreement

When you book a stay, you enter into a short-term rental agreement for the specific property, dates, and guest count you selected. That rental agreement — presented during checkout and delivered with your booking confirmation — contains the property-specific terms of your stay, including its cancellation policy, house rules, occupancy limits, and any damage or security deposit terms. If these Terms and your rental agreement conflict, the rental agreement controls for your stay.

The guest who books must be an adult, must be personally present for the duration of the stay, and is responsible for the conduct of everyone in their party. Reservations obtained by misrepresentation (including of guest count, ages, or intended use) may be cancelled without refund.

3. Payments

Payments are processed securely through our property management platform and its payment processors. We do not store your full card details on our servers. Rates are quoted in U.S. dollars and include the fees and taxes itemized at checkout. You authorize us to charge your payment method for the amounts and on the schedule shown when you book, and for charges you incur under your rental agreement (such as damage beyond normal wear, unreturned items, or unauthorized pets).

4. House rules and conduct

• No parties or events unless expressly approved in writing.
• Occupancy must not exceed the listed maximum for the property.
• Quiet hours, parking rules, pet policies, and smoking restrictions stated in the listing and rental agreement must be followed.
• Smoking is prohibited inside all properties.
• Illegal activity of any kind is prohibited and will result in immediate termination of the stay without refund.

Violations may result in removal from the property without refund and additional charges as described in your rental agreement.

5. Cancellations and refunds

Cancellations, modifications, and refunds are governed by the Cancellation Policy shown at checkout and in your rental agreement. See our Cancellation Policy page for a general overview.

6. Property information and availability

We work hard to keep listings, calendars, photos, and pricing accurate, and we sync availability and rates directly from our property management system. Occasionally an error occurs — for example a stale price or a calendar conflict. In that case we will contact you promptly with the option to confirm at the corrected terms or receive a full refund. Displayed "from" prices are the lowest nightly rate across the calendar; the exact price for your dates is shown once you select them and confirmed at checkout.

7. Assumption of risk

Vacation properties include features that carry inherent risks — pools, hot tubs, balconies, docks, stairs, and proximity to open water. You accept these risks for yourself and your party, agree to supervise minors at all times, and agree to follow the Safety Information provided on this Site and in each home.

8. Limitation of liability

To the maximum extent permitted by law, Book Mira, Mira Hospitality, the property owners, and our respective staff are not liable for indirect, incidental, or consequential damages arising from your use of the Site or your stay, and our total liability for any claim relating to a reservation is limited to the amounts you paid for that reservation. Nothing in these Terms limits liability that cannot be limited under applicable law.

9. Intellectual property

The Site and its content — text, photography, logos, and design — belong to Book Mira, Mira Hospitality, or our licensors, and may not be copied or used commercially without our written permission.

10. Governing law

These Terms are governed by the laws of the State of Nevada, without regard to conflict-of-law rules. Disputes specific to a stay may also be subject to the law of the state where the property is located, as set out in your rental agreement.

11. Changes to these terms

We may update these Terms from time to time. The "Last updated" date above reflects the current version, and material changes will be posted on this page. Your continued use of the Site after changes take effect constitutes acceptance of the updated Terms. Reservations are governed by the Terms and rental agreement in effect when the reservation was made.
